Hickory Ridge is a 19 acre parcel located in Spotsylvania County, Virginia. The Owner proposes to subdivide the parcel into five (5) separate parcel, four (4) @ 3 Acres for development and 7.5 acres in reserve. The plan was to divide the property according to plan taking advantage of the County’s allowance for a annual single lot division over time.
Rogers Engineering designed the subdivision, driveway entrance and access road and cul-de-sac. The stormwater analysis was according to the Virginia Runoff Reduction Method. This method accounts for pre and post runoff conditions and phosphorus loading. A retention basin downgradient from the cul-de-sac was designed to meet these strict stormwater requirements.
